Colleton River, Bluffton Real Estate Market 

Colleton River is a community that consists of 1,500-acres, seven and a half miles of saltwater marsh, and more than a mile of deepwater on the Colleton River. The community is home to 694 homes that range in style, size, and prices. 

The views of the homes for sale in Colleton River include wooded, lagoon, golf, or waterfront. The lot prices range from $100,000 to $1.5 million and homes start at $600,000 to $5 million. When building a home in the community there is a collaboration between the homeowner, architect, builders, and the board, to ensure that you receive your dream house. Single-story homes must have a minimum of 2,400 square feet of dwelling area, and one and or two-story homes must have a minimum of 3,000 square feet.

There are many amenities for the residents of Colleton River to enjoy. Colleton River offers two 18 hole championship courses by world-renowned designers, Jack Nicklaus and Pete Dye. There are 36 masterfully planned holes amidst sweeping water views. Warm-up and practice take place on expansive driving ranges, putting greens, chipping greens, and bunkers. The Learning Center, located in the Practice Park, helps Members take their game to the next level. Playing either the Nicklaus or the Dye course at Colleton River Plantation is a much sought-after ticket for golfers in the area. 

For the convenience of members and their guests, Colleton River Plantation has eight multi-unit cottages that can be rented on a short or long-term basis.  The cottages are conveniently located within walking distance of both the Nicklaus and Dye Clubhouses and have spacious living rooms with a fireplace, a full kitchen, and separate bedroom suites.

Colleton River falls under the jurisdiction of the Bluff Beaufort County School District.
