There are 168 homes for sale in Sun City Hilton Head today. The average asking price is $528,598, which works out to $268 a square foot on a home of about 1,959 square feet, two to three bedrooms and two to three baths. That is the typical Sun City home, and it is a reasonable place to start your budget.
Over the last six months, 329 homes sold here, at an average of $516,225 against an average list price of $528,804. That is 97.6 percent of asking, or about $12,579 off list on a typical sale. Sellers are getting close to their number. Buyers are getting something, but not much.
At roughly 55 sales a month, the 168 homes on the market right now represent about 3.1 months of supply. Anything under six months is generally read as a seller's market, so inventory here is tight by that measure.
Fifty-eight homes are under contract, and they tell you more than the active list does. Those homes are asking $520,936, roughly $7,700 less than the average active listing, and they are bigger, about 2,000 square feet against 1,959. That comes out to $258 a square foot versus $268 for what is still sitting. The homes that move are the ones priced closer to $258 a foot. The ones that linger are asking closer to $268.

What this means for you
Buying. Your realistic range for a standard two-bedroom, two-bath Sun City home is the mid-$400s to the high-$500s, and $268 a square foot is the number to measure any listing against. Anything meaningfully above that needs a reason, golf frontage, a water view, a recent renovation. Ask what the reason is.
Selling. Homes going under contract are priced about $10 a square foot under the active average. If your home has been on the market a while, price is almost certainly why.
